Property Costs and Fees in Turkey
What to budget for when buying and owning property.
Your budget needs to cover the purchase price, one-time charges and the running costs of the property. We help you put these figures together. The supplier estimates below are planning examples, not fixed quotes. Amounts can change with the provider, exchange rate and property requirements, so we clarify the current figures for your transaction.
One-time purchase costs
Title deed transfer fee
For a standard sale, the statutory fee is 2% for the buyer and 2% for the seller, calculated on the declared actual transfer price or the property tax value, whichever is higher. We explain how the purchase agreement allocates payment between buyer and seller.
Land registry charges
Additional registry service charges depend on the transaction and the current tariff. We help obtain the current calculation for your purchase.
Interpreter
Notary attendance from approximately EUR 100; land registry attendance from approximately EUR 50.
Power of attorney
From approximately EUR 175 for the stated scope of power of attorney covering title deed procedures and utility setup.
Electricity setup
New connection approximately EUR 150; transfer approximately EUR 100.
Water setup
New connection approximately EUR 160; transfer approximately EUR 115.
ALV Homes agency fee
3% of the purchase price.

Internet
From approximately EUR 11 per month.
Electricity
Indicative estimate approximately EUR 0.20 per kWh.
Water
Indicative estimate approximately EUR 0.85 per cubic metre.
Annual property tax
The applicable rate depends on the property classification and municipality and is calculated on the property tax value. In metropolitan areas, the residential rate is generally 0.2%; building plots are generally 0.6%. Other land is a separate category.
Maintenance fees
Apartments from approximately EUR 50 per month; villas from approximately EUR 170 per month. We help check the actual budget for the individual property or complex.
ALV Homes after-sales support
Property management and care are free for the first year.
After the first year, the service can be continued for an annual fee of EUR 350. We put in writing what the fee includes and which supplier, official or transport costs are separate.
What the management package covers
We arrange regular checks on your property, electricity and water registrations, and help with tax payments. We coordinate insurance, cleaning and maintenance and assist with furnishing and home setup. We find suitable tenants for your apartment and coordinate the rental arrangements with you. Support also covers airport transfers and mobility, residence and citizenship matters, and individual requests.

2. We bring together the current official charges, supplier quotes and ALV Homes fees.
3. We list the one-time purchase costs, ongoing expenses and optional services separately, so you can see the total budget.
Questions about costs
Is the ALV Homes management fee the same as the complex maintenance fee?
They are separate cost items. The complex maintenance fee relates to the property’s shared facilities and services. The ALV Homes fee relates to the agreed management and support for your property. Both belong in the running-cost budget, together with any separately charged supplier work.
Why can two properties with the same purchase price have different running costs?
Maintenance fees, utility use and the work needed to care for each property can differ. The budget should therefore use the figures for the individual property or complex, together with the services you want. A matching purchase price does not make those ongoing costs the same.
Is property tax based on the purchase price in the Tapu?
Annual property tax uses the legally determined property tax value. It should not be treated as automatically equal to the purchase price recorded in the deed.
