Why Bali

Island life, cultural landscapes and property use

Landscape, location and use

Bali welcomes you with green rice terraces, warm evenings by the ocean and a culture that is lived every day. Your own place on the island means returning to familiar surroundings, finding your favourite café and enjoying time with family and friends at your own pace.

Whether you picture regular holidays, longer stays or a villa that also welcomes guests, the right home gives that idea a place to grow. The starting point is the life you want to enjoy, with the location, space and character of the property chosen around it.

What distinguishes Bali and the neighbouring islands

  • Private space for holidays, shared meals and longer stays.

  • Ocean scenery, rice terraces and a distinctive living culture.

  • Coastal dining, cafés, wellness and outdoor activities.

  • Different island settings, from lively neighbourhoods to quiet retreats.

  • Opportunities to combine personal enjoyment with guest stays.

  • Longer term use through property arrangements suited to your plans.

Travel and tourism

Ngurah Rai International Airport connects Bali with an international travel network, making the island a destination you can return to and share with family, friends and guests. BPS Bali recorded around 6.95 million direct international visitor arrivals in 2025.

This broad appeal creates an international audience for holiday accommodation. For an individual villa, a distinctive setting, comfortable spaces and thoughtful hosting shape the experience guests come for.

Rentals and personal stays

Reserve the weeks you want to spend on the island and make the remaining periods available to guests. With the appropriate rental permissions and a management arrangement that fits your plans, a home can combine private enjoyment with rental income.

Income after costs

A clear view of income after management, maintenance, utilities, taxes and replacement reserves shows what a rental property can contribute to your plans. Relate that figure to the total investment and the duration of the rights, and the financial picture becomes easier to compare. Keeping the home in good condition also preserves the experience that you and your guests enjoy.

A future transfer

Your plans can evolve, and transferable property rights can provide a route to a future sale. A well maintained home, clear documentation and an attractive remaining term help a future buyer see what they are acquiring. Transfer and extension options follow the title or contract agreed for the property.

New construction and handover

A new villa offers the opportunity to choose a home for the way you want to spend time in Bali. Thoughtful layouts, shaded terraces and inviting indoor and outdoor spaces can make family holidays and guest stays equally enjoyable. Depending on the project and its stage, you may also be able to select finishes or furnishing details.

Clear specifications, agreed payment stages and a defined handover make the path from design to completion easier to follow. A careful handover compares the finished home and included features with that agreement, giving you a clear basis for planning your first stay or its permitted rental use.

Property rights and lease agreements

International buyers can enjoy a home in Bali through a contractual lease or other eligible rights. A leasehold agreement grants the agreed use for a defined term and sets out permitted activities, together with any transfer or extension options. It gives your plans a clear time frame, whether you want regular holidays, longer stays or an authorised rental operation.

Depending on eligibility and the property, other arrangements include residential Hak Pakai rights or rights held by an Indonesian company with foreign investment, known as a PT PMA. Each structure defines who holds the rights and how the property may be used. The Bali FAQ explains these options in more detail.

A home for personal use and rentals

Some of the best reasons for a home in Bali are the simplest. Breakfast on your own terrace, space for family visits and the pleasure of returning to a place that already feels familiar can become part of each stay. A neighbourhood with the cafés, services and activities you enjoy makes longer visits feel natural.

When you are away, a suitable local management arrangement can cover guest arrivals, cleaning and maintenance. Your reserved dates and the rental calendar are agreed around the way you want to use the home.

Bali

Bali offers a remarkable breadth of experiences within one island. In Ubud, rice terraces, galleries and temple life create a setting for days shaped by art, wellness and nature. Seminyak brings restaurants, boutiques and sunset evenings close together. Around Uluwatu, ocean cliffs and surf beaches give the south a dramatic coastal character. Sanur offers sunrise walks and a gentler rhythm along the waterfront. These contrasts let you choose the Bali that suits you, whether you prefer a social coastal neighbourhood or a more secluded retreat. A well chosen villa becomes a base for favourite routines, shared holidays and new discoveries. For a home that also welcomes guests, that sense of place is part of what makes a stay memorable.

Lombok

Lombok appeals to those who want wide horizons and more space in their days. East of Bali, the island brings together sweeping bays, green hills and the powerful silhouette of Mount Rinjani. Around Kuta in the south, beaches and coastal hills set the scene for surfing and days outdoors. Senggigi offers another coastal setting, with sunsets and routes towards the islands off the northwest shore. Sasak villages and traditional weaving give Lombok a cultural identity of its own. A home here can be a place for unhurried holidays, active days in nature and time together away from a busy routine. Terraces, gardens and views become natural parts of that way of living. For buyers drawn to landscape and a quieter pace, Lombok offers a distinct island experience.

Nusa Penida

Nusa Penida makes an immediate impression with limestone cliffs, deep blue water and sweeping coastal views. Part of Bali province, it is reached by boat from the main island. Places such as Kelingking and Atuh reveal the dramatic scenery that gives Penida its identity. Diving and snorkelling bring another side of the island into view. Inland, villages, temples and green hills add depth to the coastal experience. A thoughtfully placed home can offer the pleasure of staying beyond a day trip, with time for quiet mornings and evenings overlooking the landscape. Smaller villas and intimate retreats can draw their character from this close connection to the setting. For buyers who value nature, privacy and a sense of escape, Nusa Penida offers a compelling place to spend time.

Gili Islands

The Gili Islands make it easy to imagine a day shaped by the sea. Gili Trawangan, Gili Meno and Gili Air sit off Lombok's northwest coast, with sandy shores and clear water close at hand. Walking and cycling set the pace. Trawangan offers the liveliest social scene, Meno feels more secluded, and Air blends relaxed cafés with a village atmosphere. Snorkelling, diving and long evenings by the water are part of their appeal. A home here invites you to settle into simple pleasures, from a morning swim to dinner outdoors. For a small villa or an intimate guest retreat, the island's individual character can be central to the experience. The choice is personal: lively company, quiet retreat or a balance of both.
